MRT has obtained planning permission to convert a detached three-bedroom property located in the beautiful village of Beckford, into a four-bedroom house with a loft conversion and rear extension. Along with these changes planning permission has also been granted for a garden room surrounded by a new patio, which will blend into the newly landscaped garden.
The proposals utilise a soft palate of materials including render, clay tiles and timber, to provide a stylish, modern design, breathing life into the tired existing house.
The ground floor proposals include a new entrance into the property with a snug, living room, boot room, wc, utility, kitchen / dining and seating area leading out onto the garden patio. This will be landscaped with paving, hedges and planters providing a variety of texture and pops of colour.
The first floor provides four bedrooms. Two have ensuites, and the master bedroom also boasts a new dressing area. The converted loft space will include an office and wc/shower facilities.

MRT reach National LABC Finals
MRT along with Steelhead Developments headed off to the Park Plaza London last weekend to attend the LABC National Finals, after winning the LABC Regional awards for Best Individual New Home. Bay Tree House is a new dwelling set in the garden of a listed building in Welford on Avon and was nominated for its originality and contemporary style with features such as its stunning Oak framed entrance which tie it back to the original Listed dwelling of Daffodil Cottage.
Full planning approval on development site in Oxford
Following outline planning approval in Oxford, we were asked to secure full planning and remove all 18 pre commencement conditions. We are pleased to have overseen this project to full planning approval for a mixed use development comprising of 9 x 2 bed flats, and 2 units for B1 office space and associated car parking, cycle parking, bin stores and landscaping. The works have already begun on site and we are looking forward to sharing the development with you once completed.
Revisit of a Lockdown project
It was lovely to revisit this lockdown project a few weeks ago. This project included the complete renovation of a property in Hampton Lucy. The existing entrance was to the side of the property which made for an awkward internal arrangement. The entrance was moved to the front aspect with a new gable added to the property which also provided this wonderful space at first floor overlooking the fields adjacent. The clients are very happy with the finished spaces and have done a wonderful job of decorating the interior.
Renovations by the Racecourse
Renovations were completed by the racecourse in this beautiful town house in Stratford upon Avon. MRT created a modern stylish interior with atmospheric lighting to create interesting and relaxing spaces for different tasks.
The ground floor consists of a living / office area leading out to the garden with stunning views over the racecourse. The first floor has been transformed by merging the kitchen into the living area, to create a sociable / modern space and the second floor has two bedrooms, with the main bedroom having an en-suite. This along with replacing the decaying windows and doors with new and redesigned garden area creates a welcoming brighter feel.
